Michael is a Director of U.S. REIT Research at Green Street with 20 years at the firm. He briefly served as CFO of EQ Office before rejoining in 2019. Michael has led coverage across multiple real estate sectors and won The Wall Street Journal’s “Best on the Street” award twice. He holds a B.A. in Economics from Indiana University and is a CFA charterholder.

Dylan Burzinski
Analyst, Office
Dylan Burzinski leads Green Street’s Office sector team. He focuses on how work-from-home trends affect office demand, analyzes Sun Belt and West Coast markets, and studies Life Science real estate fundamentals. Before joining Green Street in 2018, Dylan worked in investment banking. He holds a bachelor’s in Business Administration from California State University, Fullerton.

Chris Darling
Senior Analyst, Lodging
Chris is a senior analyst on Green Street’s lodging team, covering seven lodging companies and hotel C corporations. Since joining in 2015, he has supported retail, industrial, office teams, and Real Estate Analytics, helping launch coverage of Hudson Pacific Properties and Apple Hospitality REIT. Chris holds an M.A. in Finance from Claremont McKenna, a B.A. in Economics from Chapman University, and is a CFA charterholder.

Spenser Glimcher
Managing Director, Self-Storage & Net Lease
Spenser is a Managing Director and sector head of Self-Storage and Net Lease at Green Street. She has led Mall research, created Market Grades for Outlets, and launched Gaming sector coverage. As of 2023, she was the most senior female on Green Street’s equity REIT research team and has initiated coverage on 10 public REITs. Spenser has been quoted in the Wall Street Journal and CNBC. Before Green Street, she worked in REIT research at Citibank. She holds a B.S. in Finance, summa cum laude, from Fairfield University.

David Guarino
Senior Analyst, Data Centers & Towers
David is Green Street’s Data Centers and Towers sector head in the U.S. and Europe. Since joining in 2015, he has authored thought leadership reports and initiated coverage on companies like Equinix and Crown Castle. David has been quoted in the Wall Street Journal and PERE, and is a member of the Commercial Real Estate Finance Council. Before Green Street, he was a senior research analyst at John Burns Real Estate Consulting and a financial analyst at Ledford Financial. He holds an MBA and a B.S. in Finance from the University of Central Florida.

Paulina Rojas Schmidt
Senior Analyst, Retail
Paulina leads Green Street’s strip center team. She spent four years covering malls, researching digital brands moving into brick-and-mortar and department store trends. Since 2020, she has focused on strip centers, initiating coverage of PECO and KRG and writing reports on fundamentals. Before Green Street, Paulina was an equity analyst for Latin American retail and managed asset allocation at Zurich Insurance. She holds an MBA from Wharton and a Business and Economics degree from Universidad Católica de Chile.

David Segall
Senior Analyst, Residential
David is a Senior Analyst for Green Street’s Residential Sector, covering multi-family, single-family, manufactured, and student housing. He previously worked at Green Street (2012–2015), helping start coverage on single-family rentals and creating the firm’s M&A database. David has experience at Waterfront Capital and Nuveen Real Estate and has been quoted by Bloomberg. He holds a BA in Economics from Cal State LA and a Master’s in Finance from Claremont McKenna.

Michael Stroyeck
Analyst, Health Care
Michael Stroyeck is an Analyst on Green Street’s Health Care sector team. Since joining the firm in 2018, Michael has worked with Green Street’s Data Center and Tower teams as well as Market Analytics. He has helped initiate coverage on companies such as Physicians Realty, Switch, and QTS. Michael earned a B.S. in Business Administration with an Emphasis in Finance from Chapman University and is a Chartered Financial Analyst (CFA).
